What rights does a tenant have?
AZ Residential LL/T Act - ARS Title 33, Chapter 10
By statute, LLs in AZ have to maintain a property to certain standards:
Section 33-1324(A)(2) of the Arizona Revised Statutes mandates that a landlord, “make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition.”
Section 33-1324(A)(3) of the Arizona Revised Statutes mandates that a landlord, “keep all common areas of the premises in a clean and safe condition.”
Section 33-1324(A)(4) of the Arizona Revised Statutes mandates that a landlord, “maintain in good and safe working order and condition all ventilating, air-conditioning and other facilities, supplied or required to be supplied by [Landlord].”Has the LL Breached?
If so, pursuant to A.R.S. §33-1361(A), a proper WRITTEN notice will need to be sent to the LL to in order to begin the time clock for repairs to be made.
